Sometimes after we clean the windows you will still see a buildup or fogginess in between the interior and exterior windowpanes due to a broken seal.

When a window seal is compromised, moisture will slowly seep in-between the interior and exterior panes of glass. The result is a foggy or discolored look in the window. When it’s a newly blown seal, the moisture may appear in a round, snowflake or vertical pattern. It is always the most visible when the sun is lower in the sky. Eventually, the moisture buildup will become so bad that you will be able to see water dripping in between the windowpanes.

Regular maintenance and cleaning will go a long way in preventing a broken seal. So, you’ve decided to clean your windows yourself. Although, Summerlin Property Services would love to be your go to window cleaning service, we respect your decision and would still like to help you in any way that we can. Below are 3 great do-it-yourself window cleaning tips to help you along.

Window cleaning isn’t always fun, but it’s necessary, especially in Las Vegas. If your windows are left unattended in the harsh desert environment you will have issues! Between the beating sun and the calcium/hard water this is a really tough environment for glass. Windows should be cleaned at least one time per year. Our most common window cleaning frequency is every six months and we have many quarterly window cleaning clients. But enough about us, now it’s your turn to clean up those windows.

Tip #1- Pick the Right Day and Time

You will want to pick a day when the sun isn’t shining directly on your home. This may be easier said than done with over 300 sunny days a year in Las Vegas. Still, try to pick a cloudy day if possible. If you can’t work on a cloudy day, then work on the side of your home that is shaded in the morning/afternoon, then work on the other side of the home at the opposite time of day. This is a very important tip! The sun, especially in the summer will dry up the glass so fast that you will have a hard time avoiding streaks.

Temperature also matters, even when it’s a cloudy day. If you clean windows in dead of summer you will have trouble with the glass drying to quickly. Spring and fall are the best times of year. Picking the right day and time could be the most important window cleaning tip of all.

Tip #2- Use the Right Equipment

Our next window cleaning tip is all about tools. The tools you will need are a window cleaning mop, squeegee, soap, microfiber towels, a light scrubbing pad or 0000 steel wool and a bucket. A squeegee is the key and the most important window cleaning tool. If you use a towel to clean windows all you are doing is rubbing the dirt around in circles. A squeegee will run the dirt off the windows.

You can buy an inexpensive window cleaning mop and squeegee at Home Depot. Only use a towel (microfiber) to detail your edges after you clean the window. Home Depot will also sell a soft scrubbing pad and Unger window cleaning soap, but Dawn soap works well also. The last item you will need is a small step ladder for the hard to reach windows. Tip #3- Use the Right Techniques

Now that you have picked the best time and day and you have all the correct equipment; how do you clean the windows and have them look good when finished? We’ll that part is all about your technique.

First, fill up your bucket with water and soap, 2-3oz of soap per gallon of water is all you need. Then get your window cleaning mop soaking wet. Take the wet mop and give your windows a good mopping. Move the mop in both circular and up and down motions and pay close attention to the edges and corners.

Next, take your scrubbing pad a scrub the windows (you may be able to skip the scrub if the windows aren’t extra dirty or it hasn’t been over a year since your last cleaning). After you scrub the windows, then re-mop them. This is a key step! The wetter the window is before you squeegee the better.

The next step is to squeegee the glass. Although an S or snake technique is best, your mostly likely a newbie so just use either a vertical or horizontal straight pull depending on the window shape. The less pulls the better. If the window shape is more vertical then use a vertical pull so it will only take a couple of pulls to clean the window and vice versa. The more times you pull a squeegee the more opportunity that you will leave a “pull line”. It is always best to pull in the direction that best suits that window shape.

The last step is the detailing. Take your microfiber rag and wrap it around one finger so the least amount of towel fibers as possible touch the glass. Just wipe off the edges and any possible pull lines you may have left behind.

Soft Washing vs Pressure Washing, what is the difference?

Soft washing is a three step house washing technique that uses high GPM (gallons per minute) but with very low water pressure, usually only around  1,200 PSI. This is a gentle, stucco safe, and effective way to clean a stucco homes in Las Vegas. The expert technicians at Summerlin Property Services will first rinse your home to remove the heavy dirt and debris then we apply an earth friendly soap/enzyme and allow that to dwell for about 15 minutes. The enzymes will loosen up the more stubborn, problem areas and then we perform a final rinse and the end result is a home that looks years younger! Performing a soft house wash can often brighten up your home so much that you will no longer feel the need for a paint job. On the other hand, we have pressure washing sometimes also referred to as power washing. This technique uses a very strong stream of water pressure (usually around 4,000 PSI) to muscle and force the dirt and debris off the area being cleaned. Pressure washing is a fine and very effective way to clean concrete, pavers and other surface/ground areas but it can be dangerous if used on a stucco home. If you have any previous problem areas like divots, cracking or peeling of the stucco then a high pressure wash can exasperate those previous issues and make chunks of your home come flying off. How to clean window screens

Cleaning window screens in Las Vegas can be very challenging due to the dusty, dirty environment here in the desert. Window, door and solar screens collect so much dirt in Las Vegas that they become almost like filters covering your glass. A quick way to clean screens is to just hose them off. However, we do not recommend hosing down your screens with water. Yes, it is fast and it will remove some of the dirt but their are numerous issues with using water to clean your window screens. Unless you use strong water power (pressure washing) it will not remove all the dirt and if you use too much pressure it will put you at risk of tearing the window screens especially if the screens are sun worn. Additionally, Las Vegas has the hardest water in the United States and over time if you use water to clean screens you will end up with a nasty white calcium buildup on the screens. At Summerlin Window Cleaning we dry brush the screens on both sides using a soft bristle brush. We use good old fashioned elbow grease and brush both sides of the screen and gently brush around the screen tabs and pay extra attention to brushing the edges and corners. After we clean the screens with the brush we then apply a specially formulated, earth friendly application that gives the screens a shine and luster that will make them look brand new again! We then take a soft microfiber towel and wipe down the entire screen to ensure an even application over the entire screen and we also wipe all the dirt off the screen frames as well. The visual of having a screen that looks brand new again is great but the best part, once the application is applied to the screens it will prevent future dirt from sticking to the screens and keep your window screens cleaner longer then ever before. Our system does take more time but it is very effective and protects not damages your window screens. How often should I clean my windows?

Great question! Las Vegas is an extremely dusty and dirty environment. In other parts of the country you can have your windows cleaned every couple years and they will still look great but not in Las Vegas. Window cleaning in Las Vegas is a little different due to the harsh desert environment. We recommend that you have your exterior windows cleaned no less than 1 time per year for residential window cleaning. Our most common rotation is every 6 months and if you clean your windows quarterly or more often we will happily provide you with a 20% discount of any services you have performed. The interior windows once up to par do not need to be cleaned as often as the exterior windows as it is mostly just dust buildup on the inside glass. Things like dog nose and little kiddie hand prints can happen immediately after service so it’s really just the dust buildup we are concerned with when discussing interior window cleaning. For most people the dust build up will visually bother them in about 12-18 months. It’s very common for our customers to have their exterior windows cleaned 2-3 times for each time the interior windows are cleaned.
